To purchase property in Portugal as a foreign investor, you will need:

• Valid Passport (main biographical page with photo and personal data).
• Portuguese Tax Number (NIF) – we provide full assistance in obtaining it.
• Proof of Residential Address (recent utility bill, telecommunications bill, or an official bank statement issued within the last 3 months).
• Transaction Funding Mechanism: As immediate proof of payment is required at the time of signing, payments are executed via two legal methods:
• Delivery of a guaranteed bank cheque (cheque bancário) issued by a Portuguese bank to the seller;
• Advance transfer of funds from your foreign account to a secure escrow account (conta-caução) held by a Portuguese lawyer or notary, who will then settle the payment with the seller at the moment of the transaction.
• Promissory Contract (CPCV) – Optional: A legal agreement that reserves the property for the buyer. By law, the down payment (sinal) amount is not restricted (in practice, it typically ranges from 10% to 20%). For full legal protection, signatures are certified by a lawyer or notary. If both parties are ready for the immediate final transaction, this stage can be bypassed.
• Tax Payments: Property Transfer Tax (IMT) and Stamp Duty (Imposto do Selo) must be paid prior to signing the final deed.
• Final Purchase and Sale Agreement: This is officially executed and certified either by a notary (Escritura) or by an authorized Portuguese lawyer. Both options carry equal legal weight, after which the transfer of ownership is officially registered in the Land Registry (Conservatória).

Note: Having a Portuguese bank account is highly recommended for setting up direct debits for future utility bills and annual municipal property taxes (IMI).
